Help for Single Moms to Buy a House

Earning a living with a partner sometimes still fails to pay for the necessary expenses; what more if you’re doing it alone.  For many single moms, this financial difficulty is doubled, and the concept of owning a home remains just that—a concept.  However, a note to all the single moms out there: do not lose hope.  First things first, realize that you are actually not alone.

Equip yourself with knowledge and find out about the programs that were designed to help single moms or women who fall into the low-income bracket buy a house.  Yes, there many others who are in a similar situation as yours.  National statistics regarding households led by single parents estimate that just under 35% of homes in the United States have only one parent present and that about 40% of homes which are led by single moms fall within the poverty zone.  If owning a home is not a problem to these single parents, there are still other financial difficulties that plague them.

Fortunately, there are various programs aimed at helping you realize your dream of owning a house and achieving the sense of accomplishment that goes with it.  You can resort to government assistance, donations from private organizations, or any of the following:

* Housing and Urban Development: HUD provides loan guarantees for borrowers who might not otherwise be approved for a mortgage loan. Single mothers who do not qualify for a conventional mortgage can apply for FHA assistance and upon approval will be more likely to get approved for a mortgage loan. Although a loan guarantee is not an actual loan, a loan guarantee can certainly increase an applicant’s chances of receiving the loan.

* Home Investment Partnerships: The HOME Program provides downpayment assistance to low-income families and also new construction projects. Applicants to these programs must fall within a certain income level because simply being a single mom is not sufficient to receive assistance from this program.

* Housing Choice Vouchers Program: This is another HUD program which assists people in low income brackets to purchase a home. The goal is to make sure that every family is able to afford suitable housing, regardless of income. The voucher programs vary by state.

Some states provide assistance in buying a home, especially to individuals who belong to the low-income bracket.  It is important to remember though, that not all single mothers fall into the category of low-income.  Some of them may have the money to purchase a house, but do not have the knowledge on how to do it.  If this is the case, it is highly recommended that they contract the services of a buyer’s agent, because these are professionals who can truly assist them in the process.  If not, they can get assistance from some local colleges and community centers, which offer workshops on how to purchase a home.  As for single moms who are currently active duty military, they can receive valuable assistance from their Family Support Center financial advisors. There are also many websites where they could find great information that will make the process of applying for a loan much easier.  Doing a personal research would definitely help.
